There are many great questions to ask when it comes to real estate investing and one of the many that you should consider if you are thinking of flipping houses for your real estate investment is: why? Why flip houses? It certainly seems as though it’s a great deal of work and it is. It isn’t an easy task to take upon your own shoulders and yet many people around the world purchase houses each and every day for the purpose of flipping those houses. Why? Profit is the long and the short answer but it goes much deeper than that for many who are interested in flipping houses even if profit is the ultimate goal.
Some people really enjoy working with their hands. Properties needing more serious work may require a pair of hands that have some degree of experience rather than hands that are best suited for balancing books. Other people go into this line of work because the idea of giving a family their dream home is so appealing. When you go in and flip a house you are putting your sweat into creating someone else’s dream. You are taking something that may have been plain, ugly, or drab and turning it into a beautiful home in which they can build their dreams. While it may seem a little romantic, it is in a way. This is part of the beauty of flipping houses though; there really is no wrong reason to do it.
Some people choose this line of work because deep down inside they need the pain that goes into turning a lump of coal into a diamond. I think the literal term for these people (and really this could apply to anyone who decided to flip houses for a living) is masochist. The shoe fits for most people who flip houses. If they didn’t know going into it the first time they certainly know before they go into it a second time.
Then there are those that are simply driven by profit. There really isn’t anything at all wrong with that. Most of us would never get into this business if there weren’t some hope of a pot of gold on the other side of the rainbow. This is hard work and there are days that the promise of a pay off is the only thing that gets you out of bed and hitting the ground running yet again.
Just remember that at the end of the day it doesn’t matter what your goal in flipping houses is. What matters is that you show up day after day and do the work necessary to pull off your house flip. This is what makes the difference between those playing at flipping houses and those who are doomed to be one hit wonders in this brutal business. Of course, there are still those few who flip houses just for the sake of seeing the finished product when everything is said and done.

You have found that dream home, now which of the home loan programs is right for you? There is no simple answer to that question; home loan programs need to be studied to choose what is best. This all depends upon your individual family preferences and financial circumstances.
Some factors to consider when choosing from the different home loan programs. Your current financial situation, do you expect this situation to change? How comfortable are you with a changing mortgage payment? A fixed rate mortgage can save you thousands in interest over the period of the loan, but it will also give you higher monthly mortgage rates. An adjustable rate will start you out with lower monthly payments but you could face higher monthly payments if the rates change.
You have decided which type of loan is best for you, now you need to choose which of the more popular home loan programs, is the best one for you.
Conventional loans are secured by government-sponsored lenders. They are also known as government sponsored entities (GSE’s). They can be used to purchase or to refinance single family or 4 Plax homes with a first or a second mortgage. There are limits that are adjusted annually if needed based on the national average of new homes. You would need to check what the current year’s limits are for an accurate amount if you were to choose this type of home loan program.
FHA loans are programs to helping low income families become home owners. By protecting a mortgage company from default they encourage companies to make loans to families that many not meet normal credit guidelines. Some of the highlights of these loans are. Lower down payments can be as low a 3% versus the normal 10% requirements. Closing costs of up to 2 or 3 per cent of the home value can be financed, this reduces the up front money needed. The FHA also imposes limits on the fees from the mortgage company such as the loan origination fee can not be more than 1% of the amount of the mortgage.
VA loans are available to military veterans who served on active duty and were discharged under conditions other than dishonorable. The dates for eligibility are WWII and later. World War II (September 16, 1940 to July 25, 1947), Korean conflict (June 27, 1950 to January 31, 1955), and Vietnam era (August 5, 1964 to May 7, 1975) veterans must have at least 90 days service. Veterans with service only during peacetime periods and active duty military personnel must have had more than 180 day’s active service. There are other eligibility requirements. If you think you may be eligible contact your local or state veterans’ administration representative.
The biggest factor in a VA loan is that no down payment is required in most cases. There is no mortgage insurance payments needed, closing costs to the buyer are also limited. You can negotiate rates with the lender and you then have a choice of payment plans with up to a 30-year loan.
The last loan program we will mention is called a subprime loan. This is a loan for people with poor credit who would not qualify for a conventional loan or a VA or FHA guaranteed loan. These loans normally will require a higher down payment and have a larger interest rate. This is because of the risk involved to the mortgage company. These loans should normally be considered for a limited amount of time such as 2 to 4 years. It is a good way to improve your credit situation and then refinance with more favorable terms.

In 1938, Fannie Mae was established by the US Government to promote the growth of home ownership by providing a secondary mortgage market. What is a secondary mortgage market? Well, the secondary mortgage market exists in the buying and selling of a mortgage from one lender to another. The bank, or Mortgage Company that provided you with your loan, can turn around and seek to sell your mortgage to a company such as Fannie Mae. This frees up their cash to make another mortgage loan. And the cycle of growth is expanded and sustained in this manner. The idea and concept worked, and today, Fannie Mae has helped millions of Americans achieve the dream of home ownership. Until recently, Fannie Mae was a part of the US Government, and was overseen by the Housing and Urban Development branch of that government. Now, however, Fannie Mae is a privately held, stock ownership company that promotes the growth of the housing industry by making it possible for many low-to-middle income Americans to own homes. Investors just like you and I can purchase stock in the Fannie Mae Corporation, and not only increase our won wealth, but also help to fund the home ownership possibilities for a new generation of Americans.
In 1968, just thirty years after her government commissioned birth, Fannie Mae became a private company operating with private capital. She had outgrown her need for federal funding and supervision. That does not mean, however, that the government does not still closely work with the Fannie Mae Corporation. It does. The main reason that doctors lie to their insurance companies is because they try to avoid hassles. According to researchers in the University of Michigan, in order to obtain approval from an insurance company for that patient’s surgery or other medically necessary treatment, one out of 10 doctors claim that they would lie to the insurers.
Dr. Peter A. Ubel, associate professor of internal medicine at the University of Michigan Medical School and research investigator at the Ann Arbor Veterans Administration Medical Centers claims, “The hassle factor had a big influence over the doctors’ actions. If the HMO says no, doctors can appeal, but often, it is a long and burdensome process. So in some cases, physicians lie about their patient’s condition.’
Spokesperson of the American Association of Health Plans, Mohit Ghose, claims “You’ve got to deal with the implications of outright lying. What happens when a patient switches doctors and the medical record does not reflect the patient’s true health history?’
Ubel claims, “There is going to have to be more cooperation between the two. It’s clear some doctors will lie to get what they want when confronted with approval hassles. But the doctors’ goals should be the same as the insurance companies’ - to control costs while at the same time encouraging evidence-based medicine and more reliable [treatment] behavior.’
Ghose then agrees with Ubel. “It’s got to be a partnership between the two. Doctors and health plans must work together to responsibly provide the access to the health care that patients need while following the [health insurance] contracts signed by employers.’
Every lie probably has some sort of reason behind it. Doctors usually tell these lies in order to help their patients, instead of themselves.
However, some doctors have other reasons to lie. Some doctors lie to the insurers of the consumer in order to simply make surgery and receive money for it.
It is extremely important to avoid doctors like these and make sure that the doctor that you have won’t lie for these purposes.
Keep in mind that you can always contact a lawyer for more legal tips in order to avoid doctors who would lie to your insurance company just to receive a fatter paycheck.
When consumers lie to their health insurers, the usually disguise some medical problems that might later result in higher premiums. That is the main reason why lies are made towards the insurers.

Owning rental property can be financially rewarding but it is a lot more work than many people give it credit for being in light of other careers within the real estate investment field that may require more work upfront. All new things can be a little frightening or intimidating at first glance. The same is definitely true when it comes to flipping houses. Many people feel several times during their first flip that they have gotten in over their heads. The truth is that it will take more than a few flips to feel comfortable with the process. Most people make very little, if any real profit on their first flip and write it off as a learning experience only to enter into the next flip with newly learned lessons and a positive attitude. Learning the ABCs of flipping houses is a great place to begin and can help you avoid costly mistakes made by many first time flippers.
1) Appraise. You need to have a proper appraisal performed on the house you intend to flip and compare it to other houses in better condition and of similar size and style within the neighborhood. You do not want to buy the best house in the neighborhood, in fact it is best if you can find the neighborhood eyesore and turn it into a competitive house for the neighborhood in order to get the most for your money. More importantly you want the appraisal to reveal the actual value of the home now as compared to the price you are paying and talk to the appraiser about what the home would be worth the with improvements you are planning to make.
2) Bold Moves. Sometimes it takes bold moves to make the impression you want to make. The decision to flip houses is a bold move in and of itself and while you do not want to necessarily enter into risky waters you do not want to play it too safe either. Be cautious with your financing and guard your expenses and your budget well but make the changes that will catch the eye of the next owner for the property.
3) Can do Attitude. You absolutely must believe you can do this in order to get it done. A house flip is not an undertaking for the timid or those that lack self-confidences. You will need to stand up to your contractors, inspectors, and even some vendors in order to get the best price and the most bang for your buck. In other words you need to believe in yourself and what you are doing in order to get it done. This doesn’t mean you shouldn’t listen to the advice of those with more experience and expertise, especially when it comes to structural issues within the home and bringing the property to code but you also need to stand up for yourself to insure that you aren’t paying for things you aren’t getting.
4) Determination. You must also be determined to see your project through to completion. It takes a certain sort of pigheadedness to get through the first few flips. It should be stated here that flipping houses is certainly not an easy way to make a living. It does have the potential however, to be a highly profitable way to make a living and that is what most potential flippers are looking for. If you want those profits you are going to need to push yourself out of bed even on those mornings when you feel as though looking at the property in question is going to make you wail and moan and pull out your hair.
5) Excitement. This may be the most necessary of all ingredients. You will find that excitement is in short supply many days but it if you can recapture that initial excitement over your decision to flip houses then it will sustain you on those days when the plumber brings bad news or you just learned that a solid weak of rain is forecasted for the weak the roof was to go on.
